Primary Membership

Primary Membership at the Las Cruces Association of REALTORS® (LCAR) is designated for real estate licensees who choose LCAR as their principal local association. By selecting Primary Membership, you establish LCAR as your primary administrative home; this means LCAR will collect and remit your National Association of REALTORS® (NAR) and New Mexico Association of REALTORS® (NMAR) state dues on your behalf. This membership type grants you full access to local member services, MLS platforms, voting privileges, and educational tracking, while designating LCAR as the local entity responsible for enforcing your Code of Ethics.

Primary Designated REALTOR® Membership

Primary Designated REALTOR® Membership is the highest level of membership at the Las Cruces Association of REALTORS® (LCAR), combining full corporate brokerage responsibility with a primary association alignment. This membership type is strictly for the sole proprietor, partner, corporate officer, or branch office manager—the Qualifying Broker (QB)—who is establishing LCAR as their principal, foundational real estate board.

By selecting Primary Designated REALTOR® status, you designate LCAR as your primary administrative home. LCAR will collect and remit your local dues, your New Mexico Association of REALTORS® (NMAR) state dues, and your National Association of REALTORS® (NAR) national dues on your behalf. As the Primary Designated REALTOR®, you assume ultimate financial, legal, and ethical responsibility for your entire firm, including the mandatory tracking and dues assessment for all licensed real estate agents registered under your New Mexico Qualifying Broker license.

Secondary REALTOR® Membership

Secondary Membership at the Las Cruces Association of REALTORS® (LCAR) is designated for real estate licensees who already hold an active primary membership with another local REALTOR® association. By selecting Secondary Membership, you maintain your primary association as your principal administrative home; this means your National Association of REALTORS® (NAR) dues are collected and remitted by your primary board, preventing you from duplicating your national obligations while granting you full access to local LCAR member services, MLS platforms, networking opportunities, and committee involvement.

To accommodate both regional transfers and cross-border agents, LCAR differentiates between two types of Secondary REALTOR® configurations:

• In-State Secondary REALTOR®: This configuration applies to real estate licensees whose primary REALTOR® membership is held with another local association within New Mexico (e.g., the Greater Albuquerque Association of REALTORS® or the Santa Fe Association of REALTORS®). Because your primary New Mexico board has already collected and remitted both your National (NAR) and State (NMAR) dues for the current calendar year, you will only be responsible for local LCAR association dues and MLS fees.

• Out-of-State Secondary REALTOR®: This configuration applies to licensees whose primary REALTOR® membership is anchored with a board outside of New Mexico (such as Texas or Arizona). Your home-state board handles your national NAR dues, allowing you to join LCAR as a secondary entity to gain localized MLS access and regional transactional capabilities on the ground level within the Las Cruces market.

Secondary Designated REALTOR® Membership?

Secondary Designated REALTOR® Membership at the Las Cruces Association of REALTORS® (LCAR) is tailored for a sole proprietor, partner, corporate officer, or branch office manager—the Qualifying Broker (QB)—who already holds an active Primary Designated REALTOR® membership with another local association. By selecting this option, you are establishing a secondary firm or branch presence within LCAR's jurisdiction to grant your brokerage and its affiliated licensees local privileges and MLS access, without duplicating your national administrative ties.

Because your primary board already manages your National Association of REALTORS® (NAR) dues, LCAR differentiates between two Secondary Designated REALTOR® configurations to determine state-level alignments:

• In-State Secondary Designated REALTOR®: This configuration applies to Qualifying Brokers whose primary REALTOR® brokerage is anchored with another local board within New Mexico (e.g., the Greater Albuquerque Association of REALTORS®). Since your primary New Mexico board has already collected and remitted your national (NAR) and state (NMAR) dues for the current year, you are only responsible for local LCAR firm dues and MLS participant fees.

• Out-of-State Secondary Designated REALTOR®: This configuration applies to principal brokers whose primary firm and primary REALTOR® membership are located outside of New Mexico (e.g., Texas or Arizona). Your home-state association accounts for your national NAR dues, allowing you to establish a secondary brokerage presence with LCAR to secure regional MLS data access and transactional capabilities for your cross-border business operations.
