MLS Participation Cost
Unlicensed Assistant
- When you join Southern New Mexico MLS, you will pay a One Time Application fee of $21.08 + a prorated amount of the membership and subscription fees depending on what month you join.
Flexmls Access
- When you join Southern New Mexico MLS, you will pay a One Time Application fee (Qualifying Broker: $500, Associates: $ 47.36) + a prorated amount of the membership and subscription fees depending on what month you join.
Quarterly Billing Dates
1st Quarter
December 1 - bill posted
January 1 - cutoff and $50 late fee added
2nd Quarter
March 1 - bill posted
April 1 - cutoff and $50 late fee added
3rd Quarter
June 1 - bill posted
July 1 - cutoff and $50 late fee added
4th Quarter
September 1 - bill posted
October 1 - cutoff and $50 late fee added
Brokerage Opperation Options
A team is two or more people from the same company who work exclusively together under a single name and leader, sharing profits — where no member is an individual participant or a real estate company. All team members must be active MLS subscribers or licensed/unlicensed assistants. Teams may request that their name be noted on sales closed by team members when the team name was used in the transaction.

No cash is to be accepted for payment of invoices or any other goods or services sold through the SNMMLS. Cash will only be accepted as a donation (i.e., REALTOR Rally and Charity Auction)
Payment Policy
You acknowledge that it is your responsibility to pay membership and subscription fees by the due date, whether or not an e-bill was received.
After the last day of the month with no payment received, the account will be suspended and a Late fee of $50 will be applied and a 30 day suspension may be applied. Invoice must be paid in full for services to be restored.
Reinstating subscribers are not eligible for any proration or waiver of subscription fees.
Refunds
PAC Contributions are non refundable.
All Southern New Mexico MLS subscription fees are nonrefundable.
All Supra KEY services are nonrefundable.
